Addisons has in-house knowledge of relevant legislation including the Landlord and Tenant Act 1954 and 1987, The Rent Act 1977 and the Housing Act 1988. Residential Agreements consist of an Assured Shorthold Tenancy (AST) for an initial period of 6 months.

It is now a legal requirement for any let property to hold an EPC certificate. This document provides details of your properties energy consumption and ways it could be improved.
It is now a legal requirement for the tenants deposit to be held in a government approved scheme.
Unless otherwise specified it will be the tenant’s responsibility to register for electricity, water, gas and council tax. Where possible we will provide the details of existing suppliers.
We will carry out full credit and employment referencing before offering properties to prospective tenants, this is done on a first come first serve basis.
End of Tenancy (Notice periods)
Where the tenancy becomes a periodic tenancy at the end of the fixed term period the Tenant is required to give at least one month’s notice ending on the last day of the period of the tenancy in accordance with common law rules. The Landlord is required to give at least two months’ notice ending of the last day of the period of the tenancy and in accordance with the statutory rules prescribed by Section 21 of the Housing Act
Fees to Tenants:

Set up Fee £155 per tenant
Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Please note the obtaining of references is not a guarantee of acceptance and the administration cost of the Set up Fee, £120, will be refunded should the application fail due to undisclosed adverse credit. Should the application be withdrawn no refund will be due.
Guarantor Fee £35 per guarantor
Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement.
Rent and Deposit
The first month’s rent must be paid in advance.
A deposit must also be paid prior to moving in, this is usually the equivalent of one month’s rent plus £100, unless stated otherwise on the property brochure.
The Tenancy Deposit Scheme
Until the termination of the tenancy, the deposit will be held by The Tenancy Deposit Scheme (TDS).
