Property Management

For those clients who do not wish to manage their rental property themselves, Addisons will deal with the day to day running of their rental property. We offer a comprehensive property management package including, rent collection, repair and maintenance management and regular inspections. Our experienced lettings experts will manage the landlord tenant relationship for you enabling you to relax in the knowledge that your property is in good hands.

As part of this service we offer:

  • All aspects of the tenant finder service
  • Rental collection
  • Manage repair and maintenance
  • Regular property inspections at an agreed timescale
  • The issuing of appropriate notices
  • We will be the first point of contact for the tenant.

Fees to Landlord:

The equivalent of half of the first month’s rent plus VAT with a minimum fee of £360 to complete the tenant find service.  (The cost of subsequent tenancies would be capped at £300).

A monthly management fee of 12% of the rent collected.

There will be no additional charge for completing the inventory/record of condition or lodging the deposit.

An Energy Performance Certificate £65

Duplication and Testing of extra keys £10

Administration of NRL Tax Returns £180

Gas Safety Certificate £66
