For those clients who are happy to manage their property themselves but would like help finding a tenant we offer a rounded marketing package to enable us to find you the right tenant for your property quickly.
We carry out structured referencing and background checks to ensure tenants are well placed to rent your property.
As part of our service we offer:
- A free market appraisal
- Website and national portal advertising
- Window card advertising
- Briefing on legal requirements
- Tenant referencing checks
- Deposit collection
- Preparation and completion of the signed agreement
- Negotiate terms of tenancy
Fees to Landlord:
The equivalent of half of one month’s rent plus VAT or £360 (Inc. VAT), whichever is the greater. A To Let Board is included in this cost.
Inventory/Record of Condition will be charged at £180 (Inc. VAT)
Lodging the deposit with the Deposit Protection Service will be charged at £48 (Inc. VAT)
Additional Expenses if Required (inc VAT):
An Energy Performance Certificate from £65
Duplication and Testing of extra keys from £10
Administration of NRL Tax Returns from £180
Gas Safety Certificate from £66
